This flexible tool calculates UK stamp duty land tax charged on the purchase of your home or on second properties.

Description
As well as calculating the total stamp duty land tax charged on property purchases in the UK, the model also calculates the effective tax rate that would be paid as a result. The tool includes clear outputs in terms of stamp duty land tax costs and effective percentage rates.

The tool is straightforward and easy to use and requires virtually no instructions. Simply, enter the purchase price of the property and indicate whether the property purchase is for a second home (as the tax rates are different) or for the first/home residence. These are entered into the two yellow cells on the first sheet of the tool.

The tool already includes stamp duty land tax rates (and price bandings) for the April 2018/19 tax year. However, the tool is flexible enough to cope with some future changes in either the bandings or the rates (of both standard and second home rates).

Please note that whilst the rates have been taken from the website of the UK HMRC website the results are offered as guidance only and you must always seek advice from a qualified professional such as a property lawyer or seek qualified tax advice when purchasing a property of any type.
