The Rental Property Financial Model Template projects the financials of any rental property 30 years from the purchase date and calculates profits and returns through a variety of metrics of either a traditional rent or short-term rental business model. The goal is to provide a tool from which the user can effectively analyze the financial viability of a rental property purchase operation, selecting the best option and making the best decisions.The financial model template includes:

1. A clear step-by-step process on how to work the model
2. Inputs sheet with the following inputs are to be entered: Dates, Purchase & Remodeling details, Mortgage details, Renting details, Operating inputs, and Depreciation inputs
3. Outputs sheet that includes: Key metrics, Sensitivity analysis, and Graphs
4. Financial statements page, which includes an Income Statement, balance sheet, cash-flow statement, and a cash-flow waterfall.
5. Model Schedules sheet that includes:
   • Revenue and price projections
   • Revenue days projections
   • Upfront costs
   • Operational costs
   • Debt repayment (French method)
   • Depreciation Schedule
   • Asset Schedule
   • Retained Earnings

The model is delivered as an .xslm file, which can be immediately accessed and downloaded. After that, the user has lifetime access.
The model comes through a personal license.
