Rather than building a new spreadsheet for every plot size, this template handles unit conversion automatically, so the same file works whether you're pricing a 3 Marla house or a 1 Kanal house — or a plot measured in square meters outside Pakistan entirely.

The calculator starts with Plot Size & Area Conversion, where you enter a numeric plot size and select its unit from a dropdown (Marla, Kanal, Square Feet, Square Yards, or Square Meters); the sheet converts it to square feet automatically using standard conversions. Built-Up Area then applies the number of floors (2 for a double storey house) and a coverage percentage — accounting for the fact that houses aren't built on 100% of the plot, due to setback and building bylaw requirements — to calculate total covered area. Construction Rate & Base Cost applies separate Grey Structure and Finishing rates per square foot to produce the base construction cost, and a Cost Breakdown by Category section shows how that cost typically splits across structure, electrical, plumbing, doors/windows, flooring, paint, and kitchen/bathroom fittings, with a built-in check confirming the percentages total 100%.
