Description
This 3PL Warehouse Financial Model Template is a bottom‑up forecasting tool built for warehouse operators who pay rent and monetize storage plus fulfillment activity. It captures warehouse sizing economics, occupancy constraints, and seasonality, then translates operational drivers—like inventory turns, orders per pallet or per occupied cubic foot, and units per order—into up to seven revenue streams and dynamic direct labor and consumable costs. 

The model supports either a pallet-based (up to five pallet types) or volume-based framework with a simple toggle, includes monthly and annual views for up to ten years, and produces a complete three‑statement forecast plus DCF and IRR outputs. All formulas are editable, the workbook is fully unlocked, and assumptions are clearly color-coded for easy customization.


There are additional separate assumption sections for fixed operating overheads, debt / lines of credit, full-time employees, and other initial startup costs. The model can be used for up to 10 years and shows monthly and annual breakdowns. Visualizations display high-level financials as well as KPIs such as EBIT per unit processed.


The main revenue streams include a 'storage fee' where customers pay for a 'spot' which could be a pallet or a certain amount of cubic feet for bins in high volume e-commerce scenarios. The amount of activity that happens within a given 'spot' drives most of the other revenue streams, which is based on how many orders happen per spot, units passing through the spot, and if there are special other fees like special packing, insert fees, relabeling, and others.
