Description
This hotel & resort financial model is a purpose‑built Excel template that lets you evaluate a project’s full life cycle, no matter if it is ground‑up construction, acquisition, or a blend of both, all in a single workbook. It combines a 120‑month cash‑flow engine with flexible financing modules, so you can layer construction loans, acquisition debt, and a future refinance exactly as your deal requires. The model automatically pinpoints the month your cash balance is lowest and aggregates every cost that occurs up to that point, giving you a precise “minimum equity required” figure that eliminates guesswork when raising capital.


Revenue is captured through four independent streams: rooms, residence/condo sales, food & beverage, and events. Each has its own seasonality curve, growth drivers, and margin controls. Up to 20 room types and three residence types (if you are building units to sell immediately for cash flow purposes) can be phased in on custom timelines, allowing accurate forecasting of ramp‑up occupancy and sell‑through schedules. Operating costs are equally detailed: fixed overhead and a staffing module that scales payroll with active room keys keep profit projections realistic as the property stabilizes.


On the investment side, a joint‑venture waterfall distributes cash between limited partners (LPs) and the general partner (GP) across multiple IRR hurdles, while equity calls and distributions can be scheduled either up‑front or in tranches. Built‑in dashboards track KPIs such as IRR, equity multiple, DSCR, RevPAR, and NOI, and produce lender‑ and investor‑ready outputs without additional formatting. In short, the template delivers a comprehensive yet user‑friendly framework for sizing capital, stress‑testing assumptions, and presenting a compelling financial story to stakeholders.


I used my old hotel model as a base, but this version has more bells and whistles with inputs that are easier to use. Overall, it is a massive upgrade for the user.
