Financial analysis of real estate property flipping operations made easy, up to 10 at the same time.

Description
The Property Flipping Financial Model allows for the analysis of the financial viability of up to 10 house-flipping operations at once. The model projects costs and revenues on a monthly basis for a 5-year period and outputs a wide range of key metrics to evaluate the financial performance and profitability of each real estate property flip, indicating if each property is worth investing in, which areas of the operation are dragging profits behind, and which properties are the most attractive. The model aims to serve as a basis for risk mitigation and accurate decision-making.


The model was developed with special attention to ensuring it is easy to operate and understand. Both the metric and imperial systems can be used.


The Property Flipping Financial Model includes:
- A README page that serves as a guide to working with and understanding the model.

- C&D+Selling+TAX sheet that details monthly on a 5-year period:

- Pre-sale costs sheet: calculates equity financing requirements on each property before it is sold
- Mortgages sheet: details the monthly payments of debt service of each property’s mortgage during a 5-      year period.


The model is delivered through a .xsls file, which can be immediately accessed and downloaded, after which the user has lifetime access.
