  • Title Page: This is a title page, with a table of content, if you want to go to a specific page, just click on the title, and you will reach that page.
  • Input Assumption: The first sheet after the title page is the "Input Assumption" sheet, this is the core sheet as you would need all variable or input data herein only oranges cells. In this sheet, there are multiple sections i.e. Taxations, Property, Price Schedule, Property Variable Costs, and Operating Costs. In Property Sections, there are up to 6 property options, if you have 3 properties, you may fill in only 3 properties' data, and leave blank the remaining property's options. Please read the instructions carefully in the "Input Assumption" sheet's cell.

  • Dashboard:  In this sheet, you will have attractive dashboards/graphs based on the data you fill in in the Input Assumption sheet. 
  • User & Revenue: In this sheet, you will get a detailed view of the revenue and variable expenses of each property. (5 years with a monthly view).
  • Income Statement: In this sheet, you will see 5 years with a monthly view of the complete profit and loss statement, based on the data you put in the input assumption sheet. Please do not edit any of these sheets except the input assumption sheet only. 
  • Cash Flow: Similarly, you will get depth cash flow analysis with clear available cash at the end of each year and monthly as well.
  • Balance Sheet: In this sheet, you will get complete details of assets and properties and loan/capital.Amortization: In this sheet, you will have a complete amortization schedule for each property.
  • Property Appreciation: Last but not least, one of the most important analyses of the whole financial model. In this sheet, you will have a brief of property appreciations, unrealized gains (profits) Total yield/ returns, and IRR of each property.
