This template is what Lynn calls her 'Back of the Napkin' spreadsheet. It allows you to run a quick calculation to determine what you are willing to pay for a property. It does not include all of the variables needed to thoroughly vet the project, but it does allow you to quickly decide if you are going to pursue the opportunity.

A common question new real estate investors ask is 'how much should you pay for the land when you want to develop it for either a new home or an urban project?'. Land and house value is usually determined by the market.

However, different buyers in a market may look at different things. For example, buying to live in a house, or buying to rent it out.

This video will walk you through land acquisition cost analysis for a new construction, spec home build for an urban infill real estate investment project. The spreadsheet is not all-inclusive of every cost you may incur in a project, but serves as a quick look to see if a property is worth the investment.
