Rental Property ROI Calculator

This template lets the user enter rental property acquisition / operating assumptions and reports ROI/CoC. Up to 30 year analysis.

Description
Update: Can analyze up to 30 years of cash flow projections.

This real estate spreadsheet was designed for a single unit or single family rental property analysis.

 There are assumptions for:
 - Purchase Price
 - Renovations
 - Debt Financing
 - Monthly rent and annual increase
 - Annual expenses and annual increase
 - Exit proceeds based on a defined exit cap
 - Selling fees

The above assumptions flow into a 30 year monthly and annual pro forma that drives down to leveraged and unleveraged cash flow. On the annual summary the cumulative ROI and CoC (cash-on-cash) performance will display as well as the average annualized ROI and CoC values.

Leveraged and unleveraged IRR will also display as well as cash flow visualizations.

The IRR calculations are based on annual cash flows.

There is also a DCF Analysis for levered / unlevered cash flows.

The spirit of this real estate spreadsheet is to let investors show the expected cash flows of a piece of rental property. This was not built for short-term rental analysis. It is designed to fit a single property/location investment. 

Note, this model does differentiate between ROI and CoC. ROI is based on the return of the full investment (before any debt funding) and CoC is the proper term for figuring out cash in / cash out regaurdless of any financing. The 'investment' is counted as renovations + purchase price.

There is some flexibility for the renovation / purchase price in that the user can define the % of each that are funded through debt.

To keep the model really simple and able to fit into just about anything, I did not include refinance logic, complex opex slots, or any cash flow waterfalls.
