Real Estate Acquisition - Value Add - Exit Excel Calculator

A single tab calculator in Excel that has assumptions for acquiring real estate, improving it, and selling. Multi-family, apartment complex, or single tenant.

Description
The real value of this model is how easy the calculations and inputs flow. The user can define the initial purchase assumptions while accounting for up to 10 unit types, define the cost of total renovations, calculate the new rent, and drive down to post-renovation NOI (net operating income) to arrive at a potential exit price.

Pre-Renovation Inputs:
- Unit Description
- Total Unit count by type
 - Occupied units by type
- Rent per unit by type


Post-Renovation Inputs: 
- Renovation Description 
- Renovation Cost per Unit 
- Occupied units by type 
- New Rent per unit by type 
- New Operating Expenses

The calculator then lets the user input the expected exit cap rate to arrive at an exit price, deducts seller fees per a defined input, and shows resulting ROI and equity multiple performance of the deal.

The user can override the formulas that calculate exit value if they want to define their own exit proceed amount that is not based on post-renovation NOI.

In general, the model would probably work off of a current rent roll data set and you can aggregate that up into unit type categories with their own weighted average rent per unit values. All main input values are aggregated to the total weighted average rent / renovation cost / new rent / annualized rent are all calculated.

This model will help capture the value of renovations for those trying to make a quick flip rather than participate in a long-term hold.

Any debt that was borrowed as well as any accrued interest will also be assumed to be repaid upon exit. Current interest will be assumed to add to the initial investment if some of the purchase and renovation budget is financed.
